Beyond the obvious (squat rack / cage, good weight set, bench), I've found that a GOOD QUALITY "power tower" is nice. I have one that weighs ~300 lbs. and very stable. This allows me to do things like front / back levers and not worry about it tipping over. Mine also has a u-shaped bar, so I can pull straight through on pullups and transition into a muscleup without kipping (which you have to do with a straight chin bar just to "get around" the chin bar).

I used to be a distance runner some 10-20 years ago and I've always hated treadmills. Not only are they boring, but I don't run at a perfectly steady pace. My mile times are quite consistent (probably within 5-seconds on splits), but I like to vary my pacing within that mile quite often and I don't want to have to adjust the speed of the belt before changing pace.

Why not just run on the roads?

Yes, but the road is JUST outside. It's like a treadmill, except less boring. Cheap, too. All you have to do is open the door.
